Only 10% of people can visualize a space. By neutralizing the space and clearing out the clutter, potential buyers can better visualize themselves in your house. If your home is filled with personal items, clutter, and bold colors, buyers are often distracted and fail to see the potential of the space. Home staging is simply a tool that helps them to see this.
Occupied Home Staging is designed for sellers’ who will continue to live in the home while it is on the market. Home Staging is the art of neutralizing a home, and giving it that model home appeal. Home Staging shows your home in it’s best light so that it appeals to the largest audience possible. This can be as simple as reducing clutter and reorganizing the space, or as complex as bringing in all new furniture and accessories, or somewhere in between. I’ll help clearly define all areas of your home and eliminate those distractions that will keep buyers from seeing and remembering the great features of your house.
Redesign uses the same techniques as home staging to help to freshen up your home. Working with what you have, redesign can mean will breathe new life into a room without the expense of a full makeover.
Staging is an investment in the sale of your property. The average cost of staging is far less than your first price reduction or carrying costs of the home such as insurance, utilities, & maintenance combined.
We offer different packages for you to choose from depending on the how much or how little your property requires. All of them are easily customizable.
Staging is not a guarantee of a sale of your property, however, it is a statistically proven strategy that will significantly increase the probability that it will sell quicker and for more money than the competition in your area. Buyers need to imagine moving into and living in the space in vs moving on.
Your home is generally your biggest investment. Investing in home staging will help to maximize your return on this investment.
This is probably the number one question that I get from my clients. I understand that it might seem like a waste if the new homeowner might just change it, but there are a few reasons why this makes sense to do:
- If the colors you’ve chosen are bold, it will distract potential buyers from being able to see the potential of the rooms.
- A fresh, neutral paint means the new homeowner doesn’t have to paint right away and gives the home that “move-in ready” look.
- It is one of the least expensive updates you can do to your home, with one of the greatest return on your investment.
Did you know that 95% of Staged Homes sell in 11 days or less? Can you afford not to stage? Sandra and her team have a proven track record of working with sellers, investors and builders to transform their properties into show-ready masterpieces that go from staged to SOLD.
Often times it can be difficult for a homeowner that is accustomed to their environment to experience their home through a buyer’s eyes. Working with a professional stager will help to ensure that your house appeals to the broad spectrum of potential buyers.
No smoke and mirrors here. As a homeowner, you are still required to disclose any major flaws of the home that you are aware of. I will create a staging plan that will help to minimize some of the less appealing aspects of the home, while drawing the attention to the great features. An investment in home staging shows buyers that you take pride in your home.
No, decorating is for one person’s specific taste and style and home staging is to create a broad appeal for as many potential buyers as possible.
Definitely. While it may sound cliché, you only get one chance to make a first impression. When your home is listed, you want to be sure that it is ready to show at it’s best, both in pictures and for showings. The first few weeks of your home being on the market are the most important. It becomes a stale listing after that. You do not want to take this chance or you will end up with price reductions and carrying costs. If your goal is to get your home sold then staging is a must BEFORE putting it on the market for the world to see.
Realtors are hired to market and sell your property. In today’s market there are many professionals that do not understand or appreciate the value and the importance of staging properties for sale. Home Staging is your number one marketing tool. The photos that your realtor will post on the MLS and all other online databases are what potential buyers will see first, choose to make the best first impression possible! Staged properties will receive more showings and will definitely help to get your home sold faster and for top dollar. Let’s work together as a team to get your property staged and sold.
Your realtor is busy listing and marketing multiple homes, which is why most choose to work with a Home Stager, in order to allow each professional to focus on their areas of expertise.
Some home stagers have had professional training on how to properly prepare a property for sale while others think it is a part time something to do and that they have watched shows on television. You should always be sure that you hire an Accredited Staging Professional who has a portfolio of their work to show you in addition to insurance for their business. We stage with the buyer in mind and your goals of selling your property.
It’s is definitely time to stage! Vacant properties do not photograph or show as well as staged ones. Vacant houses can look and feel sterile or cold. 90% of buyers can’t figure out where the furniture will go or how they will utilize in an empty space. Rooms need to be defined for what they are. Vacant properties that remain unfurnished lack the atmosphere that buyers desire. Staging the property with furniture, rugs, art, and accessories will provoke an emotional response in the buyers and attracts the buyers to the lifestyle of how they can live in your home.
Staging a vacant home helps to define the space for buyers. Each room has a purpose, and staging helps to clearly identify this to potential buyers. Empty rooms actually tend to look smaller, and can leave buyers questioning whether or not their own furniture will fit in these rooms. By setting up a room properly, not only can they see that the furniture fits but it will give them the ideal placement, as well as inspire them with the decorative touches.
Every house will eventually sell…it’s a matter of when and for how much. Even if your house sells quickly in a good market, it doesn’t mean it sold for the amount it would have sold for had it been professionally staged. A property that is staged by an Accredited Staging Professional show that homes sell on a conservative average for 10%+ more in a good market. If your home sold for 600K just as it is then it probably would have sold for $660K properly staged. Staging works in a slow or good market.
Here are just a few examples of why to rent:
- Have you removed personal photos from your walls? Avoid leaving the walls bare, and with exposed holes. Artwork rental pieces start as low as $20/piece.
- Are you a minimalist? In order to provide a warm, welcoming home, we may wish to add some accessories and soft accent pieces to cozy up the home.
- Do you have old, outdated furniture and/or décor? Give your home an instant update by renting the pieces you need to update the look of your home.
- Do you have vacant rooms or bare spaces in your home? It’s always a good idea to show every room in your home fully furnished and decorated. This allows potential buyers to visualize the best use of space in each room.
If the home is vacant we can rent furniture for the entire property or for selected rooms as deemed necessary. Alternatively if the house is not vacant we try to work with what you already own as much as possible but sometimes we do need to purchase or rent new items.
